When choosing a balcony enclosure system, most people look straight at the price. What actually matters is the space where it will be installed and its measurements. A system that fits perfectly on a narrow apartment balcony may not work on a wide terrace or a ground-floor entrance that opens onto a yard. In this guide, we cover the four main types of glass balcony systems, how they differ from each other, and which one suits which space best.
There are four systems most commonly chosen on the market. Their main differences lie in how the glass panels move and how you move them. In a guillotine glass balcony, the panels move vertically up and down; even in the fully open position, the bottom panel usually stays fixed at handrail height, a design choice left in place for safety. This is why the guillotine system is also called a "moving handrail." The easy-clean guillotine glass balcony works with the same vertical movement. Its difference from the standard guillotine is that when the panels are lowered to the bottom position, the locks on the inside can be released to tilt them inward for cleaning. In a sliding glass balcony, the panels slide horizontally along parallel rails, passing in front of or behind each other on the same rail line and stacking up. In a folding glass balcony, each panel moves independently along the top and bottom rail with its own set of wheels, and when it reaches the pivot point (usually a corner or edge), it folds inward and parks compactly alongside the others.

The real advantage of the guillotine system is that, instead of opening and closing each pane by hand like other systems, you can adjust the panels' opening with a single button from where you're sitting. Many systems on the market also come with Wi-Fi connectivity and wind/rain sensor options. If you realize you've left the panels open while you're away from home, or if it suddenly starts raining after you've left the windows open to air out the room, the glass panels can close automatically, either through the Wi-Fi connection on your phone or via the sensors once a certain wind speed or rainfall is detected.
Also known as a slide-and-stack glass balcony, the sliding glass system is one where the panels move horizontally along two or more parallel rails. When one panel slides, it passes in front of or behind the next; the panels don't turn a corner, they stay on the same straight rail line and stack up. Because of this, sliding glass balconies usually don't open up completely; they open in stages depending on the number of panels and rails.
The standout advantage of the sliding system is that it has a simpler movement path than the folding system. The panels don't need to turn a corner or leave a parking space on the inside. This makes it practical in narrow spaces where you don't want a panel swinging inward. Because the rail line runs in a single straight line, the seals, thresholds, and joints are arranged more simply than in a folding system. This is generally what gives the sliding glass system an edge over the folding system in terms of airtightness and thermal insulation.
In a folding glass balcony, each panel moves independently along the top and bottom rail on its own set of wheels. The panels are brought one by one to the pivot point, usually a corner or an edge, then folded inward and parked side by side in a compact stack. Thanks to this movement, folding systems can clear most, and in the right geometry almost all, of the opening. This is the feature that makes it stand out for projects that want the balcony or terrace almost completely open. It's commonly used on café and restaurant frontages and large garden terraces. Depending on the model (since some models come with higher-end features), a folding glass system can be more affordable than a sliding one.
Because the panels are brought to the stacking point one at a time in sequence, the glass surfaces are easier to access from inside than with the sliding system. This is one of the folding system's standout advantages when it comes to cleaning. On the other hand, because it has more corner turns and panel-to-panel junctions, its thermal insulation can be somewhat weaker than the sliding system, which runs along a single straight line. Since each folded panel is held at one end by just 2 wheels, poor-quality hardware can cause the panels to sag over time. That's why choosing the right hardware matters a great deal here.
Both systems work on the same vertical movement principle; the difference is in how you access the outer surface of the glass. With standard guillotine glass, cleaning the outer surface requires either a platform from outside or, on upper floors, professional facade cleaning. This can turn into a risky and costly job, especially on higher floors.
With easy-clean (wipeable) guillotine glass, the locks on the inside can be released to tilt the glass panels inward. There's no need to go outside or bring in extra equipment. This feature is available once the glass panels are lowered to the bottom position. The added mechanism raises the system's cost compared to the standard guillotine, but especially on the fourth floor and above, this difference pays for itself over the long run in cleaning safety and convenience.
1. Ground floor
A folding system shouldn't be chosen for ground floors. There's a limit to the maximum height a folding glass balcony can be manufactured at, which restricts its use in spaces that usually have taller openings, like ground-floor entrances. Also, because this structure brings together a large number of independent panels, flexing in the glass caused by wind and use load can lead to air and water leaking between panels. If the system is meant to double as a door, the thickness of the bottom rail it needs can become a trip hazard right at the entrance to your space. On ground floors, guillotine and sliding glass systems are the more reliable choice for this reason. The easy-clean guillotine usually isn't needed here, since the outer surface is already directly reachable at ground level.
2. Balcony
For standard apartment balconies, the two standout options are folding glass and easy-clean guillotine. Since cleaning the outer part of standard guillotine glass panels requires reaching them from outside, it isn't recommended for balcony floors. With sliding glass, the panels stack up on the same rail line too, which can similarly make the outer surface harder to reach. In the folding system, each panel is individually accessible at the stacking point, and in the easy-clean guillotine, the panels can be tilted inward, which is what makes these two systems practical for balcony floors.
3. Terrace
If the terrace has a parapet wall acting as a railing, both the folding and easy-clean guillotine systems work well. If there's no parapet and the height is significant, the easy-clean guillotine stands out as the better choice for safety and access reasons. Sliding glass and standard guillotine are more troublesome to clean on terraces too, since access to the outer surface is limited there as well.
When it comes to maintenance costs, the systems that need the most upkeep are the easy-clean guillotine and the standard guillotine. But that shouldn't put you off. If you choose a chain-driven mechanism for guillotine systems, you can keep using them trouble-free for many years with nothing more than simple mechanism cleaning. Another factor that affects maintenance cost is the tubular motor. The tubular motors used in these systems usually come with 1, 2, 3, or 5-year warranties, and they typically keep working well beyond the warranty period too.
When we add sliding and folding glass balconies to this comparison, the systems with the lowest maintenance cost among these four are the sliding glass systems. As long as the inside of the rails is kept clean, sliding systems generally don't need any other maintenance. In folding glass systems, depending on the quality of the hardware used, the panels can sag downward over time as they're folded and opened. With quality hardware, this sagging can be delayed by 5 to 7 years. Also, in folding glass systems, the seals between the panels can yellow and dry out with age. In that case, a simple seal replacement brings the system back to its original condition.
